Welcome to The City of Roses and the Downtown Pearl District, ideal for work and play. Stay at a beautifully upgraded Flexcation apartment with free parking, and all the amenities you need! The apartments are designed for working professionals who appreciate an elevated experience.
The apartment has been curated with a Flexcation stay in mind with great WIFI, laptop-friendly workspaces, and parking included if you book for 14 nights or more. Shorter trip? No worries parking is available for $15 a day (multi-trip) a massive saving!

Your home from home is a spacious 1 bedroom, 1 bathroom apartment with private access. It boasts a fully-appointed kitchen, ensuite washer/dryer, heating & air conditioning, and a full bathroom with everything you need for a relaxing and reinvigorating stay!

Rigorous additional cleaning and sanitizing procedures are implemented before and after each stay.

Pricing is based on 2 sharing the apartment – hate extra fees? Great! Bring a 3rd or 4th guest for free, just pay a small additional Pre-Authorization hold.

The apartment is designed for long-term stays with everything you need to enjoy a Flexcation experience. Extra complimentary benefits are offered in addition to special discounts. All guests benefit from free WIFI, gym access, discounted parking, and complimentary bike storage but when you’re staying for longer you need a little extra, and why not? You deserve it! We recommend extra maid service and can tailor this to your needs!

▪Want to arrive earlier? The housekeepers take extra time and care to get everything ready, you may be able to drop bags off earlier but this is not guaranteed, please ask
▪Remember to check local ordinances for any closures, pool, gym, and other amenities are subject to closure at anytime
▪First aid kit, carbon monoxide alarms, and smoke detectors in the unit. Fire extinguishers are on site and there are recycling/trash chutes too for waste.
▪Remember quiet hours of 22:00 – 08:00 am
▪Please read check-in carefully and call me with any queries – the leasing office in the building is not able to help.
▪There is an elevator in the building for easy access
▪No parties or unauthorized guests, no drug-taking or smoking – you will forfeit your reservation including the deposit, and agree to pay damages

▪Anything stolen, or broken will mean you agree to pay for the replacements

•You will love the location of this apartment, close to everything you will need to enjoy your stay Downtown. $5 Uber / Lyft ride to all attractions. City Bikes and Electric Scooters are also a lot of fun!

Safety and Security is very important. The building has quiet hours from 22:00 to 08:00 every day and no smoking, drugs, or parties of any kind. The minimum age for booking is 25 years old. The apartment has noise monitoring and a door camera facing onto the corridor (not inside the unit) to protect against unauthorized guests or house parties. 

Enhanced Cleaning Protocols have been updated and backed up by the professional team at My Friendly Host. Due to the intense focus on cleaning, the check-out time is 11 am and check-in at 3 pm so I have enough time to clean. Any Long-Term Stay is subject to additional cleaning fees of $50 per clean. Please check local guidelines for what is open and closed, we follow the city/county/state guidelines – whatever are the safest guidelines.

No parties, no loud noises, no smoking, and all common areas are monitored. The pool and gym are available for a fee a few blocks away.

- Cats and dogs are welcome, certain dangerous breeds are restricted, and proper approval and screening are required.
- A pet fee of $15 a day is charged for up to 15 days. For Long Term Stays, of 14 nights or more, the max pet fee is $150

All pricing is based on a max of 2 people sharing the apartment. Bringing extra guests? You’re very welcome! I know too that people hate extra fees and nickel and dimming – any extra guest has no reservation charge but I ask that you pay an additional refundable admin fee hold per extra guest (3rd guest or more) if they’re 12 or over. This protects me against additional damages and helps to deter any house parties. The Pre-Authorization hold per guest is refundable if you check out on time and there are no damages. The unit has 2 beds in total which is the maximum occupancy allowed. Any extra guest over that max occupancy will mean a breaking of house rules and your admin fee will not be returned and additional fees may be charged. 


1) Friendly Reminders & House Etiquette


-Parties, smoking, and drug use aren't allowed. If you've got some furry friends or additional guests, just let us know in advance.
-We hope you'll enjoy every culinary delight Boston offers! Just a heads up to clear out the fridge before you leave.
-For a tranquil night's sleep for everyone, we observe quiet hours from 10:00 pm - 7:00 am.
If you fancy some extra relaxation time on your departure day, do note there's a $100 fee per hour for late check-outs.
-To ensure a safe environment for all our guests, there's a small $7.50 fee for our Community Safety Charge. While it's rare, if there are any felonies or misdemeanors on your background, we won’t be able to allow access and the cancellation policy will be applied.
-We have a simple pre-authorization hold depending on your stay duration, which gets released right back to you at check-out.
-If you have visitors staying during your stay who were not included in your original booking, please let us know in advance. A $150 charge per person will apply for any undeclared guests

2) Pet-Friendly Haven

-We're overjoyed to open our doors to your cherished cats and dogs with open arms. While we welcome most breeds, we do have some safety considerations regarding certain breeds.
-To sweeten the deal, we offer a daily pet fee of just $15 per pet, up to a maximum of 15 days. For extended stays of 15 days or more, the cost is capped at a tail-wagging $150 per pet. We believe in making sure your pets feel right at home without breaking the bank.
-We understand that sometimes one pet just isn't enough! That's why we happily accept up to 2 pets per booking. If you're planning to bring more than two, simply give us a bark, and we'll guide you through the process, which may include a refundable admin hold.
-Your pet's safety is our top priority. All our doggy guests need to be licensed, and registered and have their rabies vaccines up-to-date. It's all about ensuring a worry-free and tail-wagging experience for everyone.
-If you have a service animal, we're here to assist you in every way. Just give us a shout, and we'll make sure your stay is seamless and stress-free. The best part? There's no charge or hold for service animals registered with the city.
-Breed Restrictions. The Following Dog Breeds (or Any Mix Thereof) are Not Permitted: Akitas, Alaskan Malamutes, Chow Chows, Doberman Pinschers, German Shepherds, Great Danes, Huskies, Pit Bulls (American Staffordshire Terriers & Staffordshire Bull Terriers), Rottweilers, St. Bernards, Wolf Hybrids & Bull Mastiffs.

Pet Rules for Your Stay
-No More Than 2 Pets: Limit of two pets per room.
-Pet Fees: pets will be charged a $30 daily fee per pet per day. For extended stays of 15 days or more, the cost is capped at $150 per pet
-Restricted Areas: While pets are welcome in your guest room, they are not permitted in the public gathering areas of the building.
-No Unattended Pets: Pets should not be left unattended in your guest room at any time.
-Clean-Up Responsibility: Please use waste bags to clean up after your pet, make sure that you also clean up after your pet outside the building premises. This includes picking up waste in outdoor areas such as sidewalks, grassy areas, and any nearby public spaces
-Damage Responsibility: You are responsible for any damages caused by your pet and noise complaints. In the event of a problem, you may be asked to leave the premises without a refund.
-Leash Policy: Pets must be kept on a leash when in the house or on the property unless they are in the guest's room.

3) Seamless Guest Registration for Your Peace of Mind

-As part of our commitment to city regulations, all guests in your group are kindly requested to register with us. This involves providing us with the names and dates of birth of everyone in your party before your arrival.
-To avoid any hiccups during your stay, we kindly ask you to complete this registration before your arrival. Failure to do so could result in a reservation cancellation, by our cancellation policy.
-Once you've shared your guest information and completed the pre-arrival steps, we'll promptly send you check-in instructions. You'll have all the information you need for a smooth and enjoyable arrival.
-For added security, we've made it easy for you to verify your identity. You can upload a copy of your ID and a friendly selfie to a convenient third-party portal.
-Please be aware that the building concierge and office team are not affiliated with your reservation. They cannot offer information or give you keys. However, there’s no need to worry! If you need any help, please don’t hesitate to contact your host. Additionally, our on-site staff is not available for check-in or luggage storage.

4) Hassle-Free Pre-Authorization for a Worry-Free Stay

For reservations of varying lengths, we require pre-authorization holds to cover potential incidental costs through a 3rd party app. These holds are as follows:

$349 Pre-Authorization hold (7 to 13 nights)
$399 Pre-Authorization hold (14 to 27 nights)
$499 Pre-Authorization hold (28 to 44 nights)
$599 Pre-Authorization hold (45 to 89 nights)
$699 Pre-Authorization hold (90 to 180 nights)
$1000 Pre-Authorization hold (181 or more up to one year)

-These holds help us address any unforeseen costs such as late check-outs, additional cleaning, missing items, or leftover food.
-Don't worry; we're all about fairness. These holds will be refunded at check-out provided there are no damages, excessive cleaning, or missing items, and you've checked out on time.
-To maintain a secure environment, the card used for fees must be in your name. If it's not, no problem! Just provide us with an authorization letter, a copy of the card owner's ID, and a friendly selfie of the card owner.

-Please rest assured that these pre-authorization holds are in place for your protection and to prevent any potential fraudulent activity.

-Please ensure that you don't exceed the maximum occupancy specified in your reservation. This helps maintain a pleasant and comfortable environment for all our guests.
-Our pricing is designed with two people in mind, sharing the apartment. We've crafted our rates with your comfort and convenience in sight.
-To keep everything running smoothly, we kindly ask you to check out on time. This ensures that the next guests can settle in without any delays.

6) Embrace Serenity and Fresh Air

-Please help us keep the tranquility by refraining from hosting parties. Any unruly behavior could lead to eviction without a refund, and there may be a charge of $5,000 for excessive wear and tear.
-We have a strict no-smoking and no-drug use policy to ensure that the air stays fresh and clean. Smoking inside or within 25 feet of the premises may result in a $500 charge.
-We believe in harmony, so please be mindful of your neighbors. In the event of police involvement due to disturbances, a $500 fine may be incurred.

7) Making Your Stay Smooth and Seamless

-Kindly depart from the unit by the stated check-out time unless you've received written approval for an extension. A $100 late check-out fee applies for each additional hour.
-If you require on-site assistance after regular hours, including lockouts, a $200 service charge will be incurred.
-We strive to keep our spaces clean and inviting. Please avoid leaving any trash in the hallway, as a $100 cleaning charge will be applied.
-Our dedicated cleaning crew works hard to ensure the unit is spick and span for your arrival. Cleaning will be completed by the designated check-in time to ensure everything is in perfect order.
-If you request early check-in before the check-in time (if approved), please note that there are no refunds for cleanliness issues. We appreciate your understanding as we work diligently to prepare the space for your arrival.

8) Enjoying Your Amenities and Services

-While we do our best to provide uninterrupted services, the host is not responsible for power, water, gas, or Internet outages. These are factors beyond our control, and we appreciate your understanding.
-If you encounter any Internet issues, please notify the host promptly. While we'll do our best to address any problems, please understand that no refunds can be offered for Internet-related concerns.
-Our property photos are meant to give you a sense of the space, but they are representative and may not always perfectly match every detail. Please note that there are no refunds for minor discrepancies in "accuracy."
-We want you to have a comfortable stay, but we cannot be held responsible for your personal belongings. Please take care of your valuable items during your visit.
-Unfortunately, there are factors, such as weather, that are beyond the host's control. In such cases, we cannot provide refunds for issues outside of our purview.

9) A Friendly Note on Eviction and Changes

-Please be aware that this agreement does not establish a formal tenancy. We're here to provide you with a comfortable and enjoyable stay
-While we don't anticipate any issues, the host reserves the right to evict guests for various reasons. However, rest assured that we aim to provide you with a pleasant and trouble-free stay.
-To ensure a harmonious experience for all our guests, we kindly request that you follow the current House Rules in effect at the time of your check-in. These guidelines are designed to make your stay as smooth and enjoyable as possible.
