Vacation Rental Description

This apartment is a true diamond in this high-rise building overlooking the Biscayne Bay. Its minimalist design, its white decor and sunbathed glass doors are what makes it so popular. Conveniently located in the heart of downtown, it is packed with various activities, sightseeing, posh shopping , exclusive restaurants, clubs and art galleries. The building itself offers many features which are on your disposal.

This brand new apartment with its distinct-style furnishing is all but dull. Its design ranges from simple kitchen, over perfectly designed furniture matching the tile floors and large windows to the jaw-dropping Miami skyline.

LIVING ROOM
The living room is an elegant, light-filled area featuring a stylish sofa, a media unit with a large TV and a dining table for 4. The room shares the balcony with a view to Biscayne Bay, cutting-edge skyscrapers and the community pool in all its splendor.

KITCHEN
The kitchen itself is a comfy nook. It offers basic kitchen appliances plus a 4-burner stove, a microwave, a fridge and a double-bowl sink.

BEDROOM
The bedroom has its "OMG effect" on everyone. Plunge in the bed or rest in the wicker armchair contemplating the Miami view. The room offers a TV as well as a balcony access.

BATHROOM
The enclosed bathroom is just a cherry on top. It features both a bath and a shower, toilet and a bidet. It is beautifully decorated with stunning marble desktop and a large mirror.

Our guests will have a full access to the entire apartment and all the amenities in the building such as a community pool, the gym, restaurants and so on. Indulge yourself in the community pool and the day spa or work it out in the fabulous fitness center.

BOOKING RULES
After you reserve the apartment you have to upload photos of ALL adults (16 yrs of age and older) drivers licenses or passports for building registration. All documents have to be legible.
21 years of age and older to book, no exceptions as these are building requirements.
***Please note that depending on your length of stay, a building application for residency is required upon booking. Application requirements are, but not limited to former residency, references and other personal details. Building application must be filled out within 24 hours after the booking is confirmed.

OCCUPANCY RULES
Building Management has strict occupancy rules. 2 adults only (16 years of age and older) plus 2 children. There are no exceptions to the occupancy amount. Please make sure your total number of adult guests reflects your reservation and the building requirement

NO SMOKING
No smoking of any kind is permitted inside the condo only. Smoking is permitted on balcony with all doors shut. If suspected of smoking guest will be charged the whole amount of security deposit.

CHECK IN
Check in is strictly 4pm to 10pm and it is done by us and building. If your flight is delayed and if you are coming after 10pm we have to be notified immediately.

CHECK OUT
The check-out is 11am.

LUGGAGE STORAGE
Luggage storage is possible with a bellman that can hold your luggage for $3 per suitcase before and after your stay if needed. Please plan you arrival and departure times accordingly.

MISSING DEVICES FROM APARTMENT
If any streaming devices or remotes are missing from our apartment after your departure, we have a right to charge you $100 per missing item.

LOST ITEMS
We are not responsible for any items left behind. Please make sure to check that you have removed all personal belongings at departure.

PARKING RULES
*** $70.00 fee for parking transponder for one self-parking space for entire stay. Parking request must be made right after booking and no later than 24 hours before check in. Parking transponder must be picked up before 11pm on arrival day. If you do not pick up parking transponder by 11pm on your check in date you will need to pay $30.00 for overnight parking directly to building for first night.

BUILDING RULES
-NO VISITORS OR ANY GUESTS WILL BE PERMITTED TO CONDO AT ANYTIME DURING STAY. RESULTS OF UNREGISTERED GUESTS WILL RESULT IN IMMEDIATE EVICTION WITH NO REFUND.
- Absolutely no loud music, parties or any type of altercation with building security or staff or will result in immediate eviction with no refund and $150 fine.
- Building requires adult guests to wear, or carry with them the provided access wristbands for easy building access. Adults will be given these at check in.
- Please do not use our towels to remove make up or to clean floors or shoes. If we find excessively stained towels and linens we reserve the right to charge you $50 per each stained towel and $50 per each stained sheet.
These house rules are all accepted when you confirm a booking.

You are within walking distance from the Design district, an upscale neighborhood highlighted by brand names in fashion and ICA, world famous Miami museum but also Midtown, a neighborhood which used to be a rusty industrial sector and nowadays rather relaxing indoor/outdoor pedestrian-friendly gathering spot and a chic shopping destination.

Other things to note:
• if you are a shopping enthusiast, be sure to visit Brickell City Centre which is in the neighborhood. It is a nice open-concept mall with a few nice spots to entertain yourselves as well as trendy restaurants to dine in.
• Don't miss out the Midtown, an urban complex with apartments and offices above the street level shops and eateries. It is a pet friendly neighborhood pleasingly less crowded than downtown Miami but offering world-class shopping and dining for all price point.

Miami International Airport is 9.2 miles away and South Beach is 4.6 miles far.
Jackson Memorial Hospital is 3 miles away.
