Vacation Rental Description

A beautiful, upscale apartment awaits you. Located in Boston's Premier Back Bay District and close to the South End too, this outstanding apartment offers you an elevated experience. Please note the photos are representative, I am currently refurbishing the apartment. Layout and photos may be different when you arrive but the photos give you a feel for the place.

The apartment is ideally designed for a long-term stay or a flex-cation / work-from-anywhere trip. The apt has 3 full bedrooms, and 2 bathrooms and has a private office with a full work-from-anywhere set up including an all-in-1 printer, scanner, and copier, proper desk, proper offer chair that's very comfy, monitor, keyboard, a mouse so everything you need. After catching up on work you can use the gym and in the summer the rooftop pool as well as all the wonderful amenities in the condo. Like to cook? Great! The kitchen has everything you need and more with an oven, hob, microwave, toaster, kettle, blender, water filter, spice rack, luxury tea and coffee, oil and vinegar, and more than enough pots and pans!

You'll benefit from outstanding features such as super-fast wifi, a work-from-home setup, access to a gym, pool and lounge/library, premium kitchen amenities, and fully stocked bathrooms.

The space has been upgraded to include a full work-from-home setup with an ergonomic chair, full desk, monitor, and accessories. Your living room will also benefit from a large flat-screen TV for streaming and HDMI cable. Want to chill out and watch a movie? I’ve supplied the blankets and the popcorn!

The bedrooms have been tastefully furnished with little touches of Boston. Extra linens, towels, and pillows are provided as well as fluffy comfy bathrobes!

Relax and revive yourself in a fully stocked bathroom. Earth Friendly Toiletries from Ginger Lily Farms are included.

Like to cook? So do I! The kitchen has everything you need and more with a water filter, spice rack, oil, and vinegar all included as well as luxury tea, coffee, and hot chocolate. Of course, a microwave, kettle, and French press as well as plenty of pots and pans and kitchen accessories are included!

The space has plenty of storage and closet space. I am available 24.7 to help you!

One of the most iconic neighborhoods located at the affluent Back Bay destination is full of shopping and dining places you must visit, along Newbury Street, all locals frequent designer boutiques, fashion chains, art galleries, and patio cafes set in elegant brick townhouses. You can walk a few streets over to Marlborough and Beacon to find peaceful, tree-lined streets where the crowds feel miles away.

Staying in Back Bay means quick access to almost any part of the city, whether it’s crossing the bridge to Cambridge or heading to dinner in the South End. The Green and Orange lines are just steps away, but the ability to walk almost anywhere in the city is the real draw for most residents. Access to cultural institutions like the Boston Public Library and Symphony Hall, as well as iconic green spaces like the Boston Public Garden and Commonwealth Mall, is an obvious draw that explains why the area has maintained its desirability from the Victorian era to the present day.

The Prudential Center has a huge array of bars and restaurants including Eataly and Cheesecake Factory
Thortons downstairs in the building is regularly voted the best breakfast in Boston
Tatte Bakery & Cafe does amazing cakes and coffee but full service including dinner too and a great weekend brunch
Jaho is a coffee roaster and wine bar, yes you read that right! It has a gorgeous bar, really comfy and eccentric seats, and great espresso martinis!
Cheeky Monkey Brewing Co. and Dorchester Brewing Company are short Uber/Lyft hops away if you love craft beer!
The Bebop is a traditional Irish pub, 10 minutes walk

Boston is great if you want to avoid a car! Bostonians love to walk around Back Bay and South End and use the “T”. The location has a walk score of 98 out of 100, a rider (public transit) score of 96 out of 100, and a bikers paradise score of 91 out of 100. Prudential Station for the T is 01. Miles away!

Boston has a great public transportation network, highly recommended called the “T”. Parking can be at a premium. If you do need a car, then paid parking is available from X a day close by. There is no free parking nearby, I can send you a full list of parking options. The “T” transit is great value and below is a summary, please ask if you need more details. There are bus stops and subway stops within walking distance. Biking is a cheap and easy way to get around too!

Huntington Ave @ Belvidere St is the closest bus stop, 2 2-minute walk. The 39 connects to Back Bay, the library, and Fenway.
At Prudential Station you can get the 1,39, 43, and SL4 too. The 1 goes to Cambridge, the 43 to Tremont St/ Financial District, and the Sl4 to Essex St/ Atlantic Ave and Independence Wharf
To get to Cambridge you can also do the: #1 Bus on the corner of Massachusetts Ave and Columbus.

The Airport
Logan International Airport is an 11-minute drive/ 5.1 miles. Uber and Lyft have pick-up points at the airport and will be approximately $20 - $30 depending on the time of day.
You can take the T Blue Line from the airport, change at Government Center for the Green Line to Prudential Center, and then it is a 3 min walk. The Green Line has maintenance work until the fall of 2021 so the T may offer a replacement shuttle/bus instead.
The T Blue Line also gets you to State, then change for the Orange Line to Forest Hills and get off at Massachusetts Ave, the walk is about 6 minutes.

1) Friendly Reminders & House Etiquette


-Parties, smoking, and drug use aren't allowed. If you've got some furry friends or additional guests, just let us know in advance.
-We hope you'll enjoy every culinary delight Houston offers! Just a heads up to clear out the fridge before you leave.
-For a tranquil night's sleep for everyone, we observe quiet hours from 10:00 pm - 7:00 am.
If you fancy some extra relaxation time on your departure day, do note there's a $100 fee per hour for late check-outs.
-Misplaced key, fob, or clicker is $500 to replace.
-To ensure a safe environment for all our guests, there's a small $7.50 fee for our standard community service charge. While it's rare, if there are any felonies or misdemeanors on your background, we won’t be able to allow access and the cancellation policy will be applied.
-We have a simple pre-authorization hold depending on your stay duration, which gets released right back to you at check-out.



2) Pet Policy

-Only registered service animals are allowed. A refundable administrative hold may be required and additional regulations by the Commonwealth of Massachusetts apply. All animals must be licensed, registered, and up-to-date with their rabies vaccines.

The Following Dog Breeds (or Any Mix Thereof) are Not Permitted: Akitas, Alaskan Malamutes, Chow Chows, Doberman Pinschers, German Shepherds, Great Danes, Huskies, Pit Bulls (American Staffordshire Terriers & Staffordshire Bull Terriers), Rottweilers, St. Bernards, Wolf Hybrids & Bull Mastiffs.


3) Seamless Guest Registration for Your Peace of Mind

-As part of our commitment to city regulations, all guests in your group are kindly requested to register with us. This involves providing us with the names and dates of birth of everyone in your party before your arrival.
-To avoid any hiccups during your stay, we kindly ask you to complete this registration before your arrival. Failure to do so could result in a reservation cancellation, in accordance with our cancellation policy.
-Once you've shared your guest information and completed the pre-arrival steps, we'll promptly send you check-in instructions. You'll have all the information you need for a smooth and enjoyable arrival.
-For added security, we've made it easy for you to verify your identity. You can upload a copy of your ID and a friendly selfie to a convenient third-party portal. If you prefer, you can also use the Airbnb message thread to provide this information.
-Please be aware that the building concierge and office team are not affiliated with your reservation. They cannot offer information or give you keys. However, there’s no need to worry! If you need any help, please don’t hesitate to contact your host. Additionally, our on-site staff is not available for check-in or luggage storage.


4) Hassle-Free Pre-Authorization for a Worry-Free Stay

For reservations of varying lengths, we require pre-authorization holds to cover potential incidental costs through a 3rd party app. These holds are as follows:

6) Embrace Serenity and Fresh Air

-Please help us keep the tranquility by refraining from hosting parties. Any unruly behavior could lead to eviction without a refund, and there may be a charge of $5,000 for excessive wear and tear.
-We have a strict no-smoking and no drug use policy to ensure that the air stays fresh and clean. Smoking inside or within 25 feet of the premises may result in a $500 charge.
-We believe in harmony, so please be mindful of your neighbors. In the event of police involvement due to disturbances, a $500 fine may be incurred.

7) Making Your Stay Smooth and Seamless

-Kindly depart from the unit by the stated check-out time unless you've received written approval for an extension. A $100 late check-out fee applies for each additional hour.
-If you require on-site assistance after regular hours, including lockouts, a $200 service charge will be incurred.
-We strive to keep our spaces clean and inviting. Please avoid leaving any trash in the hallway, as a $100 cleaning charge will be applied.
-Our dedicated cleaning crew works hard to ensure the unit is spick and span for your arrival. Cleaning will be completed by the designated check-in time to ensure everything is in perfect order.
-If you request early check-in before the check-in time (if approved), please note that there are no refunds for cleanliness issues. We appreciate your understanding as we work diligently to prepare the space for your arrival.

8) Enjoying Your Amenities and Services

-While we do our best to provide uninterrupted services, the host is not responsible for power, water, gas, or Internet outages. These are factors beyond our control, and we appreciate your understanding.
-If you encounter any Internet issues, please notify the host promptly. While we'll do our best to address any problems, please understand that no refunds can be offered for Internet-related concerns.
-Our property photos are meant to give you a sense of the space, but they are representative and may not always perfectly match every detail. Please note that there are no refunds for minor discrepancies in "accuracy."
-We want you to have a comfortable stay, but we cannot be held responsible for your personal belongings. Please take care of your valuable items during your visit.
-Unfortunately, there are factors, such as weather, that are beyond the host's control. In such cases, we cannot provide refunds for issues outside of our purview.
