While some know their way around it, we are aware that booking a rental property home for a vacation can be unfamiliar territory for others. Because we know this, we ensure that each of our properties are up to high quality standards.

We are available to assist you every day of the year if you have any questions or concerns before, during or after your visit to our home. We have onsite property management available 24/7 for anything concerning that may arise.
THE BASICS: We want guests to have a wonderful time at this property and return regularly. Homes may be located in rural and remote areas as well as in cities and suburban towns. To protect the safety of guests, neighbors and owners and to ensure respectful use of each property basic rules have been established which may be augmented by instructions and other rules provided to the guest from manager prior to or during occupancy. Checkin and checkout may be offered by front desk sign-in, onsite meetings as Manager determines, by electronic or keysafe codes and only within the hours indicated on managers websites, advertising or guest written confirmation. There are no refunds for late arrivals. Upon request, guest will disclose the names, ages, address, phone, email and relationship of all occupants at the property. The number of occupants and vehicles is limited Manager's discretion. and extra guests are not allowed even as drop-ins. The following are prohibited on the property, and adjacent properties - tents, trailers, recreational vehicles, parties, firearms, fireworks, candles and outside fires. Occupants must limit noise so that it cannot be heard outside the property. Dogs are only allowed if approved in writing by the manager, with limits to number and size. No other pets are allowed. Guests agree to telephone the manager immediately of any question or complaint, to allow the manager reasonable time to respond and address the situation. Full or partial refunds or cancellations are not granted for inconveniences or issues beyond managers control, as manager determines. The description, photos and other creative content are the copyright property of the manager, which may be licensed to advertising media, but occupants are not authorized to copy that information. For security and compliance purposes some properties, inns, resorts, neighborhoods, associations, cities and counties operate electronic keys, alarm systems common area and multiple exterior facing security 24 hour cameras and exterior audio recording devices from exterior placements, any of which may or may not be operational at all times. Cameras are not allowed inside personal living areas or to face interiors, and guests agree not to touch cameras or distribute photos of such online. Should occupants violate manager rules, exceed occupancy or vehicle limits, alter locks, security systems or cameras, become verbally or physically threatening, attempt extortion, or violate these rules, additional fees will be charged and all occupants will be immediately evicted. Occupancy is further governed in accordance with Manager's guest terms and conditions,which are available on Manager's website, attached to written confirmations or upon request, and by rules, regulations and laws of, local jurisdiction as well as resorts, home owner associations or other properties in which the rental may be located. Exceptions to these rules are only valid if agreed in writing by manager in advance. Bookings over 29 days are with Prospera VIP Property Management.
