Welcome to the Waterfalls Hotel!

​​​​​​​This large, 1500 sq ft luxury vacation condo is a rare find in Victoria`s Inner Harbour. Enjoy downtown living at its best with sweeping views from the wrap around balcony and the ideal location adjacent to the world-renowned Empress Hotel. Exquisite design and luxury finishes make this a wonderful choice .

Features to be noted include over height floor-to-ceiling windows/doors out to the balcony to take in the stunning ocean, mountain and city views. Enjoy the morning sunrise or evening sunset; take in the vibrancy of the city action on the deck or people watch at the pool a few floors below.

Another feature is the Italian kitchen designed by Schiffini. All of our properties are fully equipped to make your vacation easy and stress free. The kitchen has everything you need with all stainless steel appliances: microwave, wall oven, a large refrigerator, double sink, dishwasher, toaster oven, and much more. All kitchen utensils are supplied as well as your basic staples and often more.

This unit has two Queen bedrooms plus a den in addition to the spacious living and dining area, offering multiple living spaces for when you want some quiet time to yourself. The den features a pullout for an additional sleeping space. New enhancements, based on our former guests requests, include a third TV and black out blinds in the bedrooms.

Amenities in the building include a well-supplied fitness centre, as well as a large seasonal outdoor swimming pool and hot tub. Swimming pool & hot tub are processed through a water filter system, tested daily & conforms with the Health Act. The pool area is seasonal and has usage hours that vary season to season.

Within a few minutes walk are: the world famous Empress Hotel and Victoria Inner harbour, the BC legislature buildings, BC Royal Museum and IMAX theatre, cosmopolitan boutique stores, fine dining, bustling coffee shops, spas, tourist attractions, movie theatres and markets.

The location is nearby all of Victoria's best attractions. Walk to Beacon Hill Park or take a stroll to the Inner Harbour and enjoy the street performers. The world renowned Royal British Columbia Museum and IMAX Theatre is two blocks away and right next to the legislature buildings of British Columbia. Take a whale watching tour, a scenic sailboat ride, a harbour ferry, or a fishing charter. Indulge in one of the Historic Walking Tours, some ghostly, some not; or perhaps a carriage ride. Take a bus tour to Butchart Gardens or visit The Victoria Bug Zoo. All of this is within a 5-minute walk from your front door and there is so much more to do within a 20-minute walking radius. You will be busy while you are here in order to experience all of the "must do" things Victoria has to offer.

Local public transportation is at your door step. Getting here, or going back, the BC Ferries Connector bus service, providing service to The Gulf Islands, Vancouver and the Lower Mainland is just one block away. The Victoria Airport is 30 minutes away with convenient shuttle service (YYJ Shuttle) available, also just one block away. The Coho Ferry to Washington State leaves from the Inner Harbour. The float planes fly daily straight out of The Inner Harbour traveling to Seattle and Vancouver. The Victoria Clipper passenger-only-ferry sails into downtown Seattle and offers ground transport shuttles to other destinations in Seattle, such as the airport.

Hotel Rules:

MINIMUM STAY: This unit requires a minimum stay of 3 days.

MINIMUM AGE to rent is 25.

REGISTRATION: To comply with the Hotel Guest Registration Act all guests must complete an online guest registration form prior to check-in.

In addition, you will be requested to sign our guest agreement, a link of which will be sent to your email address upon making the reservation. The guest agreement includes the hotel rules.

CHECK-IN: You will receive the important check-in information email and text message with the check-in instructions 7 days before arrival. Check-in is as from 4pm P.S.T. Occasionally we may be able to accommodate an early check-in request but this is not guaranteed.

CHECK-OUT: Check-out is no later than 11am P.S.T. Upon check-out and to assist our cleaners, guests are kindly asked if they would put the towels in the washer and turn on, to put the dishes in the dishwasher and turn on, to remove all purchased food items from the refrigerator and to dispose of the garbage and recycling from the unit.

GUEST ACCESS: You will have the entire apartment to yourself throughout your stay. You are provided with two keysets including fobs for access to the suite and parking garage.

PARKING - Vehicles must display a Hotel parking pass and be parked in their designated parking space only (and they must not be on or crossing the lines at the side of the space, or protruding into the driveway area). The maximum dimensions for any vehicle allowed in the parking garage are: Height 6 feet 8 inches; Length 17 feet; Width 8 feet 6 inches. All other parking spaces are reserved and any improperly parked or oversized vehicles are subject to being towed.

Upon check-in, you will be provided with a hotel parking pass. Please display it clearly on your vehicle's dashboard.

GARAGE HEIGHT: 6'8" (2.03 m). MAXIMUM LENGTH is 17 feet. If you have a large vehicle, please ensure that your vehicle will fit the garage height restriction.

BICYCLE STORAGE: There are multiple bicycle storage rooms but space is on a first come first served basis. Be sure to bring your own cable and lock. Please let Victoria Prime know when you are bringing bikes. The Falls building has a zero tolerance for bikes in the lobbies or elevators, fines will be issued for such.

NO SMOKING: There is to be no smoking, vaping or burning incense in the unit, on the balcony, or anywhere else in the complex (inside or out). There will be a $400 cleaning charge deducted from the security deposit for anyone violating this rule.

NO PARTIES: There are to be no parties. To avoid parties the guests' names are to be provided at the time of booking and only these booked guests are allowed on the property, unless a written exception is granted by the host. The booked guests are not permitted to invite their friends or others onto the property without this written permission.

QUIET TIME: You are required to be quiet and not make excessive noises between 9:00 p.m. and 8:00 a.m.

BUILDING SECURITY: Do not allow anyone you don't know to follow you into the building or parking garage. All strangers must have their own key fob to enter.

BE TIDY: Do not litter or create a mess in the lobby, hallways, elevators or other common areas. Trash is to be placed in the garbage room in the containers provided.

BE NICE: You must not disturb or harass the permanent residents or other guests in the complex and you must be courteous and respectful to them at all times. Foul language and aggressive behaviour will not be tolerated.

BUILDING RULES: The building management is very particular and the building complex rules are strictly enforced. You must obey all of these rules, including the pool rules, and all Strata Bylaws of the complex, or you could be subject to a $200 fine and/or the immediate termination of your rights to be in the building.

YOU ARE A GUEST: You are not a tenant or resident; you are a guest. Guests are not permitted to move furniture, bicycles or similar large items into or out of the unit. The hotel staff are not excluded from possession and may enter to clean, inspect and repair the premises, or to ensure compliance with the rules. The legal right to stay in the unit terminates immediately if any rules have been violated.

BUILDING AMENITIES: Building amenities as advertised may not be open due to operational constraints. If the advertised amenities are important to you, please inquire about their availability before making the reservation.

ADDITIONALLY, please take note of the following:
• Pets are not permitted.
• Victoria Prime cannot guarantee the functionality of building amenities during your stay, as this is beyond our control.
• Wi-Fi may be unavailable in the common areas of the building.
• No furniture is ever to be added or removed without written approval and assistance by Victoria Prime.
